Deposit and Cancellation Policies: 

We accept Visa MasterCard, Traveler’s Checks, Personal Checks and Cash for deposits and payments.

 

 
For your convenience, we can immediately guarantee your reservation with a 50% or minimum one-night deposit if you use a valid credit card. If you wish to pay by cash or check, we ask for full prepayment of your reservation within five (5) days of your call. We will mail confirmation of your reservation upon receipt of your deposit. The wonders of new technology also allow us to confirm your reservation by Email or FAX, if requested.

• Rates $187 to $275. per night, based on single or double occupancy (same room). Third & fourth person in your party is $35 extra per night. Rates subject to change without notice.
• Check in from 4-6 P.M., check out 11 A.M.,unless other arrangements are pre-arranged.
• The Cottage is not suitable for children or pets at this time, and is a nonsmoking establishment.
• At the time we accept your reservations, we will hold the cottage with your valid credit card number, and upon arrival will charge for the full stay. 

Cancellation Policy: Rose Cottage Guest House B&B is a small property where every guest reservation made is both important and special to us. If your travel plans change and you must cancel your reservation, please call us at least 10 (ten) days prior to your arrival date for a cheerful refund of your deposit less a $35 processing fee.

In the unlikely event that you must cancel with less than ten (10) days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund will be made.

Rates and policies are subject to change and vary during high impact periods and for some special requests. Weekends require a two day minimum stay.

Directions
From I-5: Exit at the 320th St.exit (exit #143). Take 320th St. West (you’ll pass Sea Tac Mall , now called the "Commons"on the left) and travel approximately five miles. When S. 320th St. ends at a T-intersection, make a right onto 47th Ave.S.W. and travel approximately 1/2 mile until it ends, turn left onto Hwy. 509/ Dash Point Rd.  Drive about two miles past Dash Point State Park. South side of street is the campground side, and north side is the day-use and water side area). Continue past the park to 21st. Ave. N.E., (Pierce County) turn left, up hill, and drive 2 blocks, turn right on to Austin Rd. N.E. and right again into Rose Cottage Guest House Bed & Breakfast. It will be the first right at 1929 Austin Rd. N.E., the innkeeper’s house is located behind the Guest House. Park in the small drive area facing Rose Cottage, beside the large rose covrered hedge and Austin Rd. street area.  Walk down to the Innkeeper’s home for registering.
